Planning Fees: A Necessary First Step
Planning applications are often one of the first steps in bringing your project to life. The fees for these applications can vary significantly depending on the type of project and its location. For example:
Householder Applications: For extensions or alterations to a single home, fees are set to increase in January 2025 from, £258 to £528
Full Planning Permission: For new builds, the costs can be around £500 upwards but may vary depending on the size and complexity of the development.
Other Permissions: Projects involving listed buildings or changes of use often require additional permissions with separate fees.
It’s also worth noting that some councils charge extra for pre-application advice, which can help clarify local planning policies and improve the chances of approval. Somerset recommends the pre application route for any applications other than minor.
Surveys and Report
Topographical Surveys: Essential for accurately mapping your site, particularly for sloped or complex plots.
Ecological Surveys: Required if your site is near protected habitats or involves wildlife considerations. For example any changes to the roof configuration my require a bat survey.
Drainage and Flood Risk Assessments: Necessary for areas with specific environmental challenges, for example in flood zone 3.
Biodiversity Net Gain calculations may be required
Phosphate calculations may be required in some areas
Additional Costs Beyond Planning
Planning fees are only the tip of the iceberg. Many clients are surprised to learn about the other background costs involved in their build. Here’s a breakdown of common additional expenses:
Building Control Fees: Once planning permission is granted, you’ll need to submit plans to Building Control for approval. These fees cover inspections to ensure compliance with regulations and vary depending on project size.
Structural Engineer and Specialist Consultants: Depending on the complexity of your build, you may require a structural engineer to design load-bearing elements or assess existing structures. Other specialists might include acoustic or fire consultants.
Utilities and Access: Extending or connecting utilities like water, electricity, and gas can be costly, particularly in rural locations.
Community Infrastructure Payments (CiL) may be required on developments creating in excess of 100sqm residential space, dependent on area policy.
Creating or upgrading site access may involve additional permissions and expenses.
